What HM Land Registry and MHCLG actually expose
A plain-English map of the free APIs (in scope now) and the paid services (in scope later) for RICS-grade valuation workflows.
Free services (Phase 1–2)
- Price Paid Data (PPD)
Every residential sale lodged with HM Land Registry since 1995. Updated monthly. The core dataset behind the property, trends and back-book modules.
- UK House Price Index (UKHPI)
Monthly index by region/local authority/property type, back to 1995. Now live in the UKHPI module — pull series and index a historic valuation forward to today.
- INSPIRE Index Polygons
Polygon geometry for every registered freehold title in England & Wales, published monthly per local authority. Browse and download in the INSPIRE module; client-side polygon preview included.
- EPC Open Data
Energy Performance Certificate data from MHCLG. Search by postcode and door number to retrieve energy rating, property type, built form, tenure, habitable rooms, construction age band and main fuel. Live in the EPC Lookup module.
- Open Data SPARQL endpoint
Query both PPD and UKHPI in SPARQL — supports the more advanced stratifications we'll layer in.
- Transaction Data (daily)
Daily summary of applications received and completed — operational rather than valuation use.
Paid services (Phase 3)
- Commercial & Corporate Ownership Data
Who owns what (corporate bodies and overseas companies). Powers due-diligence and AML workflows.
- Title Register & Title Plan
Official copy of a registered title, on demand (£3 each). For when a desktop valuation needs proof of tenure or covenants.
- National Polygon Service
Full polygon dataset incl. leaseholds, under licence — needed for portfolio-scale mapping.
- Daily list / Mortgage data feeds
Real-time signals on charges and remortgages — required for the full back-book monitoring use case.
Known limitations
- PPD has no bedroom count, floor area or EPC band — these now come from the integrated EPC Open Data feed, ONS or paid enrichers.
- EPC Open Data is limited to certificates lodged since 2008 and coverage varies by local authority; not all properties have a certificate.
- EPC Open Data uses address matching (postcode + door number) and returns the best-matching certificate; exact matches are not guaranteed for flats with complex SAON/PAON structures.
- PPD excludes commercial property, transfers under £1, and most right-to-buy sales below market value.
- Free endpoints are rate-limited; production workloads need either careful caching or a paid B2B feed.
